Huge development potential in Henderson

Opportunities to purchase a good size land package, in an easily accessible location, do not come up often in Auckland these days. But that is what is on offer with the sale of 84 Henderson Valley Rd in Henderson.

The site, currently tenanted to GRC New Zealand Ltd, manufacturers of glassfibre reinforced concrete, has a land size of 5041m2 in size, and an approximate floor area of 660m2.

Marketing agent Marty van Barneveld of NAI Harcourts North Shore Commercial says the site has two strong features which will make it highly sought after. The first is the large yard space around the two onsite buildings, which, though largely unsealed at present, offers plenty of potential for expansion or redevelopment.

The second is the site’s central, easily accessible location on Henderson Valley Rd.

“It’s on a main arterial route through west Auckland’s light industrial hub, and yet is still only 25 minutes to the Auckland CBD,” van Barneveld says. “This is a rare chance to purchase in a thriving industrial area, which is also well served by a growing residential population, strong retail centres at West City and the transport network.”

As well as main roads, the site is close to Henderson railway station.

The floor area of the site is made up of a 1980s-built timber A-frame warehouse and a shed. Walls are clad in galvanised steel overlaid with concrete composite panels.

The warehouse has a stud height of about 3.7m to the ceiling frame with an enclosed workroom as well as a small low-stud workshop beneath a mezzanine storage area. The southern wing of the building contains several partitioned off office spaces, one elevated office overlooking the warehouse, a lunch room and a changing room.

There is also loading access through a canopied 4m roller door on the northern wall and another, without a canopy on the western wall.

The secondary building is an open-sided shed with a high stud of about 5m, also clad in galvanised steel.

The rest of the site is comprised of the large yard, the whole site is fenced and is accessed via a right-of-way driveway.

The property is zoned Business – Light Industry, suited to activities such as manufacturing, production, logistics, storage, transport and distribution, and which allows for buildings up to 20m in height.

Van Barneveld says the current tenants, GRC New Zealand, are on a two-year lease which was renewed last year, with three more rights of renewal at two-yearly intervals beginning in 2018. The property currently generates annual rental of $81,500 plus GST and operating expenses.
